Work Days/Hours: Monday thru Friday 6:30 a.m. until 3:00 p.m. The Facilities Maintenance Technician performs planned, corrective, and emergency repair and maintenance for City Buildings. Other duties include performing preventive maintenance, responding to customer requests, soliciting contractor/vendor quotes, and providing 24-Hour Emergency On-Call response. All work efforts will be documented in a CMMS. This position will require thorough knowledge of plumbing codes and regulations, operating knowledge of general plumbing repair and maintenance equipment and efficient use of repair parts and tools. Technician must be able to read blueprints, demonstrate a proficiency in use of personal computers and perform math computations needed in the plumbing trade. Required skills and ability to: • Troubleshoot, repair, inspect and maintain plumbing equipment including, but not limited to, faucets, lavatories, toilets, flush valves, sinks, water heaters, drinking fountains, domestic water heaters and boilers, backflow devices, valves and water meters • Perform preventive maintenance inspections and repairs including, but not limited to, domestic water systems and related devices and sanitary waste drainage • Repair or replace water lines, domestic recirculation lines and sewer lines - respond to emergency plumbing calls such as clogged drains, broken water lines, frozen pipes, gas odors and possible gas leaks • Install new plumbing fixtures including, but not limited to, sinks, commodes, urinals, faucets, drinking fountains, domestic water heaters and related devices • Provide labor and material estimates related to plumbing for small remodel projects and coordinate with inspections for self-performed or contractor performed work for renovation projects • Maintain and repair all natural gas service including valves • Assist other trades with piping and repair issues • Winterize facilities to include park restrooms and drinking fountains and architectural fountains • Repair underground piping and water leaks at swimming pools • Perform other duties as assigned such as: carpentry, concrete and masonry work, painting, welding and sheet rocking work, maintain HVAC systems by replacing filters and belts and electrical maintenance by replacing lamps and ballasts, receptacles and switches Minimum Qualifications & Experience: • High School/GED. • Three or more years of related experience. • Valid North Carolina Class C Driver's License • Ability to complete job-related training as required: forklift operation, lock out/tag out, confined space, ladder safety, respirator and emergency evacuation training, etc. • Position is critical to emergency operations and will report to work in spite of or because of an emergency or disaster event. Additional Preferred Skills Plumbing license and backflow prevention certification preferred at hire. Experience using a CMMS is a plus.
